Multi Use - 3 Zoning: The most important change in the Old Trinity Industrial District since its inception in 1946.

Multi Use - 3  Zoning with a Planned Development Overlay

For  RetailResidential  &  Research (Warehousing).

What does it mean?

Basically it means that as Old Trinity transitions from a purely "Industrial Area" into a "Mixed Use Area", the new uses will be allowed. Namely more Retail and Residential uses.

Currently, many retail uses are simply not allowed in the district, let alone any "living" type of uses. What this new Zoning Code will give property owners is flexibility.

The Planned Development Overlay + the New M U-3 Zoning will give the district both the rules and tools by which mixed uses can open and prosper in this rapidly changing neighborhood.

The Future!  Over the next ten years, you will see considerable change take place in the Old Trinity Industrial District. Many Loft Apartment projects are in the works and along with the new residences will come people... Yes! People in Old Trinity after 6:00 pm... people you just might have something in common with.

And of course with people will come the necessities of people, from dry cleaners, to flower shops, restaurants, bookstores, local hardware's, plant nurseries, and shops and businesses of all kinds.

I would especially like to thank the following Committee Members who stuck with us over the past four years as attending members (rarely missing a meeting).

City Councilman     Ed Oakley    Who deserves the most credit for having the foresight and knowledge to push us ahead and keep us on the right track these past years. He is without a doubt, District 6's greatest asset.

Dr. Carrie Gordon

City of Dallas:  Sr. Planning & Development

(Our Personal Guide & Savior)

There were many times during our lengthy journey when we really thought we just might "cash it in". Without the guidance of both Dr. Gordon and City Attorney John Rogers, we would not have this Zonning in place today.
